Does TBMC charge a fee?
Unlike some commercial brokerages, TBMC does not charge upfront broker fees.
Commercial enquiries and assessments are free. A Commitment Fee of £250 will be payable when we are satisfied that the Application can be placed with a lender.
A Broker Fee, which is typically 1% (minimum £1250), is payable to TBMC on receipt of the offer.
What will the procuration fee be on a commercial deal?
We strive to offer attractive procuration fees to our intermediaries. These will
normally be on a par with lenders' proc fees and sometimes will be higher depending
on the deals we have in place with our strategic lenders.
How long does a valuation take and how much will it cost?
It takes between 1 and 2 weeks. The valuation fees vary depending on the bricks
and mortar value, the type of property and the lender. We will be able to give you
more details once we have begun the application process.
How soon can we expect an agreement letter once documents are sent to the lender?
Normally within 4 working days, but often within 24 hours of receipt of the application.
How many lenders do you use?
We use all high street banks and also specialist lenders. There are no restrictions
on the choice of lender, we will simply place the case with the most appropriate
lender depending on rate and criteria.
